While some independent living options are based solely on a monthly rental fee, we offer most homes through a financial model called a life lease.

What is a Life Lease?

A life lease is a secure, yet flexible day-to-day lease with no long-term commitment or homeownership responsibilities. There are two parts to a life lease: an entrance fee and a bundled monthly rate. The entrance fee is due at the start of the lease and typically comes from the sale of a home. This entrance fee is partially refundable if you move out for any reason or is refundable to your estate upon death. There are multiple entry fee options with varying refunds so you can choose the option that best suits your finances.

The second part of the life lease is a bundled monthly rate. This rate covers all the expenses normally encountered in a private home. It includes, but is not limited to, utilities, home maintenance, cable service, internet service, and local phone service. Life leases are unique to senior living communities and are legally binding contracts regulated by the State of Michigan.

Advantages of a Life Lease

There are many advantages to the life lease model. A bundled monthly rate means residents only have to deal with one bill per month. Residents can count on a consistent monthly expense and freedom from homeownership responsibilities. Sunset residents also enjoy many onsite amenities and have priority access to all levels of health care provided by Sunset Senior Services.

Residents are also free to move from their Sunset homes without worrying about the restoration and resale and will have the refundable portion of their entrance fee within 30 days.

Assisted Living and Memory Care

Assisted Living and Memory Care at Sunset Senior Communities is a monthly fee determined by the level of care an individual needs and the size of the home chosen. Both services are private pay. Medicare and Medicaid are not accepted. We understand the fear that residents may have of outliving their resources. We ask to be kept informed of financial situations and changes, so we may assist residents in every way possible and discuss alternate strategies for affordable living arrangements.

Sunset at Home

We offer services designed to provide care options for those who may not be able to leave their homes. Our compassionate caregivers are locally based professionals available to assist with everyday tasks, help with meals, and provide emotional support.

In Home Help

Sunset offers specialized care to individuals within the comfort of their own homes. In-home caregivers are available to assist with daily living tasks on a schedule convenient for you.

Meals at Home

Meals at Home is a volunteer service delivering hot meals directly to those who are homebound. There is no age restriction and this service may be short-term or may be long-term. To qualify for this program, a legitimate need must be identified and a recommendation may be required.

Meals are chef-prepared at Manor & Villages and are delivered year-round by volunteer drivers. The cost of each meal is only $5.00 per day, with a minimum requirement of four meals per week. Meals are prepared by the month.
